1. Acceptance

By accessing the MetaProp Labs Skills Library at skills.metaproplabs.com or downloading any skill from it, you agree to these Terms of Use. The Skills Library is operated by MP AI Labs LLC, doing business as MetaProp Labs (“MPL”, “we”, “us”). If you do not agree, do not use the Skills Library.

2. What the Skills Library is

The MetaProp Labs Skills Library is a free directory of agent skill specifications for commercial real estate workflows. A skill is a set of instructions, references, and optional code that an AI agent can load to perform a defined task. The Skills Library includes skills authored by MPL and skills authored by third parties.

Each skill listing tells you who authored it. Third-party skills are owned by their respective authors and are made available subject to those authors’ own licenses. The Skills Library is a directory, and MPL is not the author of every skill it lists.

3. No warranty

The Skills Library and all skills are provided as-is and as-available, without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, accuracy, non-infringement, or that the Skills Library will be uninterrupted, error-free, or secure.

We audit every skill in the Skills Library against the rubric described on the Security page. That audit is a useful signal but is not a guarantee. Skills can produce incorrect, outdated, or misleading output, and an AI agent running a skill may behave in ways that neither MPL nor the skill author anticipated.

4. How AI output behaves

Skills run on large language models, which are not deterministic. The same input can produce different outputs from one run to the next, including different errors, omissions, and numbers. An output you saw once is not guaranteed to appear the same way again.

Treat each run as a fresh draft, not a fixed calculation. An output that omits a fact is not proof the underlying data lacks it, and an output that includes a number is not proof that number is correct. Verify before you rely on it.

5. Not professional advice

Skills in the Skills Library frequently touch financial, investment, tax, legal, accounting, and underwriting workflows. Output produced by a skill is not professional adviceand should not be relied on as a substitute for review by a qualified human professional. Investment, lending, leasing, tax, and legal decisions are yours and your firm’s, not ours.

Before acting on any skill output, verify the underlying assumptions, inputs, and arithmetic. Treat the agent’s output as a draft prepared by a junior analyst, not as a signed memo from a partner.

6. Your responsibilities and assumption of risk

You assume all risk arising from your use of the Skills Library and any skill. That includes, without limitation, decisions made or actions taken in reliance on skill output, any data exposed to or processed by an AI agent running a skill, the configuration of the host agent and any tools or credentials it has access to, and any consequence of installing, running, or redistributing a skill in your environment.

You are responsible for:

  • Deciding which skills to install and run, and in which environment, with which tools and credentials available to the agent.
  • Reviewing each skill’s contents before use and reading its license and attribution notes.
  • Handling client, tenant, sponsor, and portfolio data in accordance with your own privacy, confidentiality, and regulatory obligations. Skills do not absolve you of those obligations.
  • Verifying outputs before they leave your desk in any form — committee memos, broker materials, lender packages, client deliverables, or otherwise.

7. Third-party skills

Skills authored by third parties remain the property of those authors. Each listing identifies the author and any license that ships with the skill. When you download a third-party skill, you accept that author’s license. MPL does not grant you any license to a third-party skill beyond what that author has published.

If you believe a listed skill infringes your rights or violates these terms, contact us using the details in Section 12.

8. Acceptable use

You agree not to:

  • Use the Skills Library or any skill for unlawful purposes, or in a manner that violates third-party rights.
  • Submit a skill, audit, or other content that contains malicious code, undisclosed network calls, prompt-injection payloads, or attempts to exfiltrate user data.
  • Misrepresent authorship of a skill, or strip required attribution from a third-party skill.
  • Attempt to interfere with the Skills Library’s availability, rate-limiting, or audit process.

9. Limitation of liability

To the maximum extent permitted by law, MPL and its affiliates, employees, and contractors will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or any loss of profits, revenue, data, goodwill, or business opportunity, arising out of or related to your use of the Skills Library or any skill, even if advised of the possibility of such damages.

Our total aggregate liability for any claim arising out of or related to the Skills Library or any skill is limited to one hundred US dollars (US $100). Some jurisdictions do not allow these limits, in which case the limits apply to the greatest extent permitted.

10. Indemnification

You agree to indemnify and hold harmless MPL and its affiliates from any claim, loss, or expense (including reasonable attorneys’ fees) arising out of your use of the Skills Library or any skill, your violation of these terms, or your violation of any law or third-party right.

11. Changes

We may update these terms from time to time. The “Last updated” date at the top of this page reflects the most recent change. Continued use of the Skills Library after a change means you accept the updated terms.
